Technician servicing a garage door and lubricating the rollers in Gauteng

Garage door servicing and maintenance

One hour a year. Springs tensioned, rollers replaced, cables inspected, tracks aligned, motor tested and a written report on what is close to failing. It costs less than a single emergency callout, and it is why some doors last twenty years.

Why service

Garage doors do not fail suddenly. They fail slowly, and then suddenly.

A garage door is the heaviest moving object in most South African homes, and it moves between four and twenty times a day. Every one of those cycles wears a spring, a cable, a roller and a hinge — and every one of them is perfectly predictable.

That is the whole argument for a service. Springs are rated in cycles, not years: typically 10 000 to 15 000, which is seven to ten years for an average household and perhaps four for a busy one. Rollers collapse. Cables fray a strand at a time. The signs are visible for months before anything breaks, and none of them are visible to somebody who is not looking.

So we look. And then we tell you, in writing, what is fine, what is wearing and what will not see out the year. You decide what to do about it — but you decide it in April with a working door, rather than at 19:00 on a Friday with the car locked inside.

  • Springs inspected, tensioned and balance-tested
  • Rollers checked and replaced where collapsed
  • Cables and drums inspected for fraying and slippage
  • Tracks realigned and fixings tightened
  • Hinges, brackets and bearings lubricated correctly
  • Motor tested: force limits, travel limits and safety reverse
  • Backup battery load-tested
  • Written condition report, with photographs where useful

A spring at 12 000 cycles looks almost exactly like a spring at 2 000 cycles — right up until it does not. Cycle counts, not appearances, are what we go on.

Service plans

Three ways people use us

Book one service, book it every year, or hand the whole scheme over to us.

Annual home service

The standard. One visit a year for a normal household with one or two doors. Everything inspected, adjusted, lubricated and reported on.

  • Once a year
  • Written report

Six-monthly service

For high-cycle doors: three cars, a home business, a door that opens fifteen times a day. Twice the visits, a fraction of the breakdowns.

  • High-use households
  • Wear items replaced early

Complex & estate contracts

Forty doors of the same age fail in the same order. Servicing them on a schedule is dramatically cheaper than paying for forty emergency callouts as they go.

  • Body corporates
  • Scheduled reporting

Post-repair service

After a big repair — new springs, a re-track, a new motor — a follow-up check picks up anything that has settled or drifted.

  • Included on major work

Pre-sale inspection

Selling the house? A door that grinds and judders on show day is a negotiating tool for the buyer. A service is a great deal cheaper than the discount they will ask for.

  • Quick turnaround
  • Report you can show

Motor service

Force and travel limits reset, safety reverse tested, receiver checked, remotes re-paired, backup battery load-tested.

  • All major brands

Between services

Five minutes of homework that genuinely helps

You do not need tools for any of this, and it will tell you more about your door than most people ever know.

Test the balance monthlyPull the release, lift the door to waist height, let go. It should stay put.

Listen to itNew grinding or screeching means a roller or a bearing. Do not wait it out.

Test the safety reversePut a block of wood flat under the door. It should stop and go back up.

Watch it closeIf it hesitates, judders, or one side lags, something is binding.

Lubricate rollers and hinges, not tracksGrease in a track collects grit and chews rollers.

Keep the tracks clearBicycles, bins and boxes against a track will knock it out of alignment.

FAQ

Servicing questions

How often, how much and what it actually prevents.

Still not sure?

Send us a photo of your garage door on WhatsApp. We can usually tell you what has failed before we load the van.

How often should a garage door be serviced?

Once a year for a normal household. Every six months if the door cycles more than about ten times a day, or if it lives on a dusty road or a farm approach. The point is not ritual — it is that springs, rollers and cables wear on a schedule, and catching them early is the difference between R400 and R4 000.

What does a garage door service include?

A full inspection of springs, cables, drums, rollers, hinges, brackets, tracks and fixings; balance testing by hand; correct lubrication of the moving parts; realignment where needed; a full motor test including force limits, travel limits and the safety reverse; a load test on the backup battery; and a written report telling you what is fine, what is wearing and what will not last the year.

Will a service stop my door from breaking?

It will not make a ten-year-old spring immortal. What it does is tell you that the spring is at the end of its life before it snaps on a Friday evening with your car inside — so you replace it on a Tuesday morning at a normal price, and nothing dramatic happens.

Do you service doors you did not install?

Yes, and most of the doors we service were fitted by somebody else. We do not need to have hung the door to look after it.

Can I service the garage door myself?

Some of it, yes — testing the balance, testing the safety reverse, lubricating the rollers and hinges, keeping the tracks clear. What you should not do is touch the springs or attempt to adjust cable tension. That is specialist work, and the springs hold enough energy to break bones.

Do you service complexes and estates?

We do, and it is where servicing pays for itself most obviously. Forty doors installed in the same month will start failing in the same month, and a scheduled maintenance agreement is dramatically cheaper for a body corporate than forty separate emergency callouts.
