Commercial work

A commercial door is not a residential door that happens to be bigger

The difference is cycles. A home door opens perhaps six times a day; a workshop door in Wadeville might open forty. Springs are rated in cycles, not years — so a residential spring on a commercial door will reach the end of its rated life inside a single year, and it will do so at the least convenient possible moment.

So commercial hardware is specified differently: high-cycle springs, heavier-gauge tracks, industrial rollers and motors with a duty rating that reflects reality rather than optimism. It costs more up front and it costs dramatically less over five years.

The other difference is downtime. A stuck door on a loading bay is not an inconvenience, it is a stopped business — which is why commercial customers should be on a scheduled maintenance agreement rather than an emergency phone number. We would rather see the door every six months than see it once, dramatically, on a Friday afternoon.

What we do for businesses across Gauteng

Warehouses, workshops, dealerships, storage facilities, body corporates and business parks.

Roller shutter doors

The industrial workhorse. Manual, chain-operated or motorised, in galvanised or powder-coated steel, sized to some genuinely large openings.

  • Manual, chain or motorised
  • Galvanised or coated

Industrial sectional doors

Better sealed and better insulated than a roller curtain, and quieter. The right answer where dust, temperature or noise actually matter.

  • Insulated options
  • Vision panels available

High-cycle hardware

Springs, tracks, rollers and motors rated for the number of cycles the door will actually see. This is the whole point of commercial specification.

  • Rated, not guessed

Maintenance contracts

Scheduled servicing at a fixed per-door rate, with reporting. Vastly cheaper than emergency callouts, and far less disruptive.

  • Six-monthly or quarterly
  • Written reporting

Emergency response

A door down on a loading bay stops the business. We prioritise commercial breakdowns and we will secure the opening if we cannot complete the repair on the spot.

  • Priority callouts

After-hours installation

We will fit and replace outside your trading hours so you do not lose a day. Weekends and evenings by arrangement.

  • No lost trading days

Total cost of ownership

Why the cheap commercial door is the expensive one

Run the numbers over five years rather than over one invoice, and the argument makes itself.

Residential springs on a commercial doorReach end-of-life in under a year. Then they break, mid-shift.

A motor without a duty ratingOverheats, cuts out, and eventually cooks itself.

No maintenance scheduleMeans every failure is an emergency, at emergency prices.

Downtime is the real costA stopped loading bay costs more per hour than the entire door did.

Insulation is not vanityIn a temperature-controlled space it pays for itself in electricity.

One supplier, one scheduleForty doors serviced together costs a fraction of forty separate callouts.

Scheduled maintenance on a commercial door is not an upsell. It is the difference between a planned R900 visit and an unplanned day of stopped trading.

Commercial questions

Contracts, downtime, after-hours work and specification.

Send us a photo of your garage door on WhatsApp. We can usually tell you what has failed before we load the van.

Do you offer maintenance contracts for business premises?

Yes, and for any premises with more than one door it is the sensible route. We service on a schedule at a fixed per-door rate and give you written reporting, so the facilities manager knows what is wearing before it fails. It costs a fraction of running the same doors on emergency callouts.

Can you install outside our trading hours?

Yes. Evenings and weekends by arrangement — most of our commercial installation work happens outside business hours precisely because nobody wants to lose a trading day to a door.

What is the difference between commercial and residential garage door hardware?

Cycles. Commercial doors move far more often, so they get high-cycle springs, heavier tracks, industrial rollers and motors with a proper duty rating. Fit residential hardware to a commercial door and it will reach end-of-life within a year — usually mid-shift.

Do you work on roller shutters as well as sectional doors?

Both. Roller shutters are the industrial standard and we install, motorise, repair and service them. Where dust, noise or temperature control matter, an insulated industrial sectional door is usually the better specification, and we will say so.

How fast can you respond if our door goes down?

Commercial breakdowns get priority, because a door down on a loading bay is a stopped business rather than an inconvenience. We will be as fast as the traffic allows, and where the repair cannot be completed on the spot we will secure the opening so you can carry on trading.

Do you handle body corporate and estate contracts?

Regularly. Forty doors fitted in the same month will fail in the same month, and servicing them together on a schedule is dramatically cheaper for the scheme than paying for forty separate emergencies. Email info@clearpathgaragedoors.co.za for a site visit.
